Throughout 2006, we noticed something which had not happened before within our mortgage business – a general slowdown in first time buyers which then practically ground to a halt by November of the same year. That was when we began advising our clients to sell their highly financed buy to let stock in Northern Ireland . In Easter 2007 the market stalled and prices have been slipping since. We were right in our assumptions and the hype was proved wrong. Around that time we began sourcing and supplying UK Investment Buy to Let property using the extensive local knowledge and experience of a number of UK agents. These properties have been marketed to our existing clients and represent great medium to long term opportunities for capital growth. We source properties generally in the £70-100,000 bracket, in areas where demand for rent is normally strong and which are easy to mortgage, manage and maintain. The rental income aims to pay the mortgage and associated costs and after that we advise that you let time do its work. We avoid the over supplied and overpriced apartment market.
